How RME Investigates & Resolves Indoor Mold Problems
RME has conducted hundreds of building investigations related to mold contamination. An example of the range of RME's experience is provided below.
- High-End Apartments - RME investigated claims of poor indoor air quality related to mold contamination on behalf of many multi-family property managers. In one case, tenants in a high-end property claimed that their health was affected by HVAC mold contamination. RME's investigation determined that while mold was present in the system, it had not affected the indoor air quality of that Tenant's unit. RME's findings led to a comprehensive inspection of all 200+ HVAC systems at the property. The inspection included a statistically-based indoor air quality study. The results of the study showed that HVAC mold growth with specific visual characteristics could cause statistically significant degradation of the indoor air quality, and that the mold contamination was caused by design flaws and other issues. RME designed a ranking system and a repair plan so that the systems with the most severe contamination could be addressed quickly, and others could be addressed within an overall facility budget over time. RME supported remediation efforts by conducting post-remediation clearance.
- Commercial Facilities - RME investigated claims of poor indoor air quality related to mold contamination in the testing area at an electronics manufacturing facility. RME determined the cause of the mold, prepared repair and remediation plans, and conducted clearance inspections. Other mold/biological investigations have been targeted at bacteria in process plant water that affected worker skin health and mold in multi-story office buildings.
- Multi-Million Dollar Homes - RME has investigated the cause of dampness, moldy odors, and allergies at multiple high-end ($1M+) residences on behalf of homeowners. In one case the structure included a below ground guest house. RME determined that the cause of the mold was a faulty water barrier around the below ground walls and poor ventilation. RME prepared the remediation protocol and repair specifications, and provided clearance inspection. In other cases RME has identified the cause of mold growth related to plumbing leaks, poor drainage, lack of ventilation, and improper building system design and construction in many residences located in exclusive neighborhoods of Dallas, Austin, San Antonio, Houston, Corpus Christi,and surrounding suburbs.
- 3+Bedroom Single Family Residences - RME senior staff investigated hundreds of buildings for mold contamination during the time period when insurance companies were paying for remediation work under Texas Homeowners Insurance policies. RME's work was conducted for both insurance companies and private residences. RME completed investigations, determined cause, and prepared remediation scopes.
